PGT Construction in La Palma, CA | San Mateo Construction
If you own a La Palma home built in the 1960s or 70s, the PGT windows and sliders on your addition or original build are likely due for real attention. We’re San Mateo Construction, and we provide independent PGT service across La Palma’s compact tract neighborhoods. The one thing that makes our PGT work here different is simple: we check the stucco, the setback, and the rough opening before we ever order a unit, because on these small lots there’s no room to reframe a drifted opening. Call (855) 901-7266 for a free estimate.
Why La Palma Residents Choose Us for PGT Service
We’ve spent years installing, rebuilding, and re-flashing PGT windows and patio doors across La Palma’s tight 1960s and 70s tract lots. That experience matters, because a PGT unit here behaves differently than one in a newer suburb. The stucco is original. The side setbacks are measured in feet. The patio doors often sit close to the slab with hardscape splashing back at the bottom of the frame. We know where these units fail and how to fix them without tearing up more of the house than necessary.
Noel Carrington leads our team, and his background tells you how we work. He grew up pouring concrete footings with his father near Coyote Point in San Mateo, studied construction technology at Skyline College, and has spent nearly three decades on residential and light commercial jobs. That’s why we approach every PGT repair or replacement with the same question: what’s actually failing here, and what does the opening need? It’s not about selling you the most expensive window. It’s about getting the flashing, the setback, and the unit right so you don’t revisit this in five years.
We’re independent, not PGT-authorized. That’s an advantage for you. We can spec the right PGT series for the opening you actually have, not the one a dealer wants to move. PGT sales & service is something we do every week, from PGT sales & service on WinGuard aluminum units to vinyl single-hungs that need new glazing.
Tell me what you actually need, and we’ll figure out the right way to build it.

Common PGT Construction Problems We Solve in La Palma
- Gritty, binding slider tracks on 1970s PGT aluminum doors. The original aluminum sliders put on La Palma room additions in the 70s collect stucco dust and fine grit in the roller tracks. After a few dry summers, the rollers bind, the sill tears out, and the door won’t glide. We rebuild the track bed, replace the rollers with OEM or quality aftermarket sets, and reset the sill so it drains.
- Sun-baked weatherstripping and failed glazing seals on west and south elevations. La Palma’s coastal-influenced climate is mild most of the year, but Santa Ana heat events bake the seals on vinyl PGT single-hungs. You’ll notice dust inside the house after a wind event, or glass that fogs between the panes. We replace the sashes and glazing where the frame is still sound, or quote a full unit swap when the vinyl has softened.
- Stucco-buried nailing fins and weep channels. A prior remodeler often buries the PGT nailing fin and weep channels under a second stucco coat. Water can’t escape, and months after a rare heavy rain you see drywall staining near the window. We cut back to clean sheathing, expose the weep channels, and re-flash properly before re-stuccoing.
- Sill pan and rough-opening rot on patio doors set close to the slab. Many La Palma patio doors sit low to the slab, and hardscape splash-back keeps the bottom of the frame damp. The sill pan rots, the rough opening softens, and the door starts to sag. We replace the pan, address the flashing detail, and reset the door so it drains away from the structure.
- Weep-channel failures on windows facing neighbor windows. On tight lots, windows often face a neighbor’s wall just a few feet away. Airflow is limited, and weep channels that get painted over won’t dry out. We clear or re-cut the channels and verify the window drains even in still air.
PGT Service in La Palma: What Local Conditions Mean for Your Equipment
La Palma was built out as a planned suburb by the early 1970s. There are essentially no greenfield lots left. Nearly every PGT window and door we touch is set into original stucco on a parcel whose side setback is measured in single digits, often three feet from the property line. That changes how we work. Before ordering any unit, we verify the rough opening and flashing detail against the actual stucco plane, because there is no room to reframe an opening that has drifted. If the rough opening is a half-inch out of square and the stucco is already patched twice, ordering a stock PGT unit without checking means a fight on install day. So we check first.
This is also why we sequence permit, flashing, and repair-versus-replace decisions around La Palma’s inspection cycle. The city’s small-building inspectors know these older tract homes, and they look hard at setback compliance and flashing details on window and door replacements. We pull permits when the scope requires it, and we coordinate stucco, roofing, and window work so one trade’s fix doesn’t undo another’s. That sequencing is the rhythm of the trade here.
PGT Models & Products We Service in La Palma
We work on the PGT lines most common across La Palma’s housing stock. That includes PGT WinGuard Aluminum Impact-Resistant windows, often installed during 1990s and 2000s updates and additions. We also service PGT Wincore 7700 Series vinyl single-hungs and sliders, PGT Select Series vinyl single-hungs and sliders, and the PGT Aluminum Series sliding glass doors that were frequently original to 1970s room additions.
Our parts approach is straightforward. We use OEM PGT replacement sashes, glazing, rollers, and weatherseals wherever the unit is still serviceable. When OEM is discontinued or the price doesn’t make sense on an older frame, we use quality aftermarket hardware. We stock common PGT roller sets, weatherseal profiles, and glazing components locally so we can turn around most La Palma repairs quickly.

FAQs – PGT Construction in La Palma
Yes, in most cases. La Palma treats window replacement as a building permit item when the opening size changes, the frame is being re-flashed, or when impact-rated units are being installed. We handle the permit package and coordinate with the city’s inspection cycle so the work isn’t held up.
If the rollers are worn and the track is full of stucco grit, it’s usually a clean rebuild: new rollers, track bed cleanup, and a sill reset. But if the frame has rotted at the sill pan or the glass seal has failed, replacement may cost less than chasing the damage. We’ll tell you which one makes sense after a look at the door.
Often yes. We can match the series and style on many PGT lines still in production, including Select Series and WinGuard units. Where the original line is discontinued, we find the closest current PGT equivalent that fits the same rough opening. Call (855) 901-7266 for an exact match check.
The glazing seal has failed. After years of afternoon sun and occasional Santa Ana heat, the seal between the glass panes lets moisture in, and you get fog that won’t wipe away. It’s a common failure on west-facing PGT vinyl units in La Palma. We can replace the sash or the whole unit depending on frame condition.
We do, and on these older La Palma tract homes that coordination saves real money. If we’re already cutting back stucco for a window, it’s the right time to address the roofline flashing or a dry-rot patch. One contractor, one schedule. Call (855) 901-7266 to plan the sequence.
