Why San Mateo Homeowners Choose Kohler Construction
We provide independent Kohler construction, installation, and repair service across Kohler in San Mateo, from pre-war bungalows near downtown to 1960s tract homes on the eastern flats. Our crews set and service Kohler toilets, tubs, shower valves, and wall systems every week. We re-cartridge aging Purist valves, replace worn Memoirs fill valves, and convert tired Bellwether alcove tubs into walk-in showers. As an independent Kohler service provider, we’re not tied to a dealer’s floor plan – we spec what actually fits your rough-in and your bathroom.

San Mateo’s housing stock skews older. Most of the bathrooms we open up were built before low-flow standards, before pressure-balance valves became code, and before waterproofing systems like Schluter were common. Kohler fixtures from the 1980s and 1990s are still in thousands of these homes. They were well made. But after two or three decades of Peninsula water chemistry and daily use, the moving parts fail in predictable ways. That’s where our Kohler-specific experience comes in.
Why Trust San Mateo Construction for Your Kohler Work?
Noel Carrington, our owner, grew up in the Baywood neighborhood a few blocks from Coyote Point. He spent his childhood weekends helping his father pour concrete footings for a backyard workshop, then studied construction technology at Skyline College in San Bruno before spending nearly three decades working residential and light commercial jobs across Kohler in Highlands-Baywood Park and San Mateo County. That’s the practical foundation behind how we approach Kohler work.
Kohler makes hundreds of fixture lines. We know the ones actually installed in San Mateo homes – Memoirs and Devonshire toilet suites, Purist and Artifacts shower trims, Choreograph wall panels, Bellwether and Underscore alcove tubs. Our technicians have disassembled and rebuilt these units enough times to know their specific failure points without guessing. We use genuine Kohler cartridges, fill valves, and trim when anything sits behind the wall or needs to match an existing finish. For low-risk consumables, we’ll use quality aftermarket parts when they hold up just as well and save you money. More on that below.
The broader point for Kohler in Foster City: we’re a full-scope general contractor. The same crew that resets your Kohler tub can also handle the subfloor rot underneath it, the drywall repair behind the vanity, or the window above the shower that’s been leaking for a decade. One team, one schedule, one accountable point of contact.
Styles & brands we work with

Common Kohler Problems We Fix in San Mateo
- Kohler Memoirs / Devonshire toilets with phantom running and refill noise. The Peninsula’s harder water leaves mineral scale on flappers and fill valve seals, especially in older homes without water softeners. The flapper slowly loses its seal, and the tank refills at odd hours. Usually a flapper and fill valve rebuild fixes it – occasionally the flush valve seat is pitted and needs replacement too.
- Kohler Purist / Artifacts shower valves losing temperature control or seizing up. The pressure-balance or thermostatic cartridge inside these valves wears out as it ages. The handle gets stiff, the temperature drifts toward scalding or freezing every time a toilet flushes elsewhere in the house. In most cases we can re-cartridge the existing rough-in, which means no opening walls and no tile work.
- Kohler Bellwether cast iron tubs leaking at the drain shoe or overflow gasket. Cast iron tubs last decades, but the gaskets and drain assemblies underneath them are the weak point. A failed overflow gasket leaks slow and steady into the ceiling below, staining drywall or weakening framing over time. If the tub body itself is sound, we replace the drain assembly and gasket rather than pulling the tub.
- Kohler Choreograph shower wall panels with seams pulling apart or outer trim gaps. Choreograph panels are a smart product when installed on a truly level, plumb substrate. But if the shower pan or alcove wasn’t set level, the seams and trim will start separating within a year or two. We see this frequently after quick flips or handyman installs. The fix usually involves resetting the pan level and re-seating the panels, not buying new ones.
- Kohler Underscore tubs with cracked or sagging aprons from improper setting. Acrylic alcove tubs need a proper support base. When a tub is set directly on the subfloor without a mortar bed or leveling layer, the apron flexes under weight and eventually cracks or pulls loose. We re-set these tubs correctly so the issue doesn’t return in six months.
Kohler Parts & Our Repair-vs-Replace Approach
We use genuine Kohler cartridges, flush valves, fill valves, and trim for anything behind the wall or anything where finish matching matters. A Kohler Purist cartridge isn’t a generic part – it’s engineered to a specific flow and temperature profile, and aftermarket knockoffs rarely hold up the same way. Same with Memoirs fill valves: the OEM part is designed to work with the seat geometry and bowl design of that specific toilet. When we install a part, we want it to last the same ten to fifteen years the original did.
But there’s an honest line. For a 22-year-old Purist valve that’s seized beyond re-cartridging and lives behind a shower wall that has to come open anyway, we’ll tell you replacing the rough-in with a new pressure-balance valve is the smarter long-term move. Same logic applies to a cracked cast iron Bellwether tub: no patching, no re-glazing – that’s a replacement if you want it to last. And for the tub’s overflow gasket or a flapper, aftermarket parts are perfectly fine.
We’d rather tell you the truth than sell you a new fixture you don’t need. Call (855) 901-7266 if you want an honest recommendation on whether to repair or replace.
Our Kohler Service Process – Step by Step
- 1
Diagnosis. We trace the specific symptom back to the actual Kohler component. A running Memoirs toilet isn’t always a flapper. A dripping Purist shower isn’t always a cartridge. We test the fill valve, the flush valve seal, the cartridge seat, the drain gasket – the whole chain – before we touch anything.
- 2
Repair or installation. We use OEM Kohler parts behind the wall or for finish matching, set tubs and pans level on proper substrates, and re-plumb valves to current code while keeping your existing rough-in whenever it makes sense. Every conversion we do – tub-to-shower, vanity replacement, walk-in shower – includes the waterproofing and pan work, not just the pretty trim.
- 3
Pressure and leak testing. After a valve or drain replacement, we test under full water pressure and check the overflow, the drain shoe, and every fitting downstream. We don’t close up a wall until everything held overnight.
- 4
Warranty and handoff. We stand behind our labor with a workmanship warranty, and we respect Kohler’s warranty on the fixture itself – meaning we won’t do anything that voids it, like using non-OEM cartridges on a valve that’s still under manufacturer coverage. You get a written line-item quote before work starts, fixed pricing with no change orders.

FAQs – Kohler Construction Service in San Mateo
Yes – in most cases. The Purist and Artifacts lines use replaceable pressure-balance or thermostatic cartridges housed in the rough-in valve body. If the brass body isn’t cracked and the stops aren’t seized beyond repair, we can pull the old cartridge, clean the seat, install a genuine Kohler replacement, and have your shower temperature control working like new without opening any walls. If the valve body itself has failed, we’ll tell you straight: that’s a rough-in replacement, and it usually means tile work. Call (855) 901-7266 and we’ll diagnose it before recommending either path.
Technically, Choreograph panels can be installed over flat, sound tile if the surface is properly prepped. Functionally, we rarely recommend it. The existing tile doesn’t give you a waterproofed, level substrate, and Choreograph’s seams and trim are unforgiving when the base isn’t plumb. In San Mateo’s older bathrooms – where walls are rarely square and moisture has often compromised what’s behind the tile – the better path is removing the tile, checking the framing, installing proper waterproofing, and then setting the Choreograph panels on a level base. It costs more on the front end and fails less on the back end. Get an exact quote by calling (855) 901-7266.
Usually the flapper, but not always. Mineral buildup from San Mateo’s hard water can both shrink and warp the flapper seal, which lets water seep from tank to bowl, and it can also clog the fill valve’s inlet screen, causing constant refill. We check both during diagnosis – a flapper replacement is a quick, inexpensive fix, while a fill valve rebuild or replacement takes a little longer. If the flush valve seat is pitted underneath, that’s a third variable that mimics a bad flapper. One service visit sorts out which one it actually is.
Replace, almost always. Re-glazing a cast iron tub is a surface patch – it doesn’t fix structural cracks, it doesn’t restore the original Kohler enamel, and it typically fails within a few years of daily use. A Kohler Bellwether tub has a finite service life; once the enamel is cracked through or the iron underneath has started to shift, patching it is throwing money at a temporary fix. We remove and dispose of the old tub, replace any rotted subfloor or framing underneath (common in San Mateo’s wet-climate homes), and set a new tub on a proper mortar bed. Call (855) 901-7266 for a written replacement quote.
Yes. We do this regularly. The Purist trim line doesn’t need to match the shower pan or glass – it’s a separate component. You can keep your existing Purist valve and trim, replace a cracked or leaking pan, install a new waterproofed base, and add frameless glass without touching the valve at all. If the valve itself also needs re-cartridging, we can handle that during the same job. This is a good way to refresh a shower without replacing every component and blowing the budget.
