Why San Mateo Homeowners Choose Abodu Construction
San Mateo Construction provides independent Abodu in San Mateo construction, siting, and finish-out service across San Mateo, handling the site work Abodu doesn’t cover: foundations, utility stub-outs, Title 24 glazing compliance, panel-seam correction, drainage, and full interior build-out. We’re not authorized by Abodu, and we’ll tell you that straight. What we are is a general contractor that has set and finished dozens of these units across San Mateo County, and we know where the factory spec ends and the real job-site work begins. Call (855) 901-7266 to talk through your site.
Why Trust San Mateo Construction for Your Abodu Construction?
Abodu builds a solid panelized unit in a controlled factory. What happens after the crane sets it on your San Mateo lot is a completely different trade. We’ve corrected panel seams that opened during craning, re-routed sewer stubs that missed the rough-in trench by four inches, and swapped out factory sidelites that would never pass a California Title 24 energy check. That’s the work that determines whether your unit gets a certificate of occupancy or sits empty.
Noel Carrington, our owner, grew up in the Baywood neighborhood of San Mateo and has spent three decades working residential and light commercial jobs across the county, including Abodu in Highlands-Baywood Park. He’ll tell you what you actually need, and we’ll figure out the right way to build it. That’s how we approach every Abodu job: look at what the factory delivered, compare it to what San Mateo’s inspectors will require, and close the gap without drama or surprise change orders.
We’re an independent Abodu service provider. That independence matters. When a factory component is sound, we say so. When it won’t pass inspection as delivered, we say that too, and we fix it before the inspector ever sees it.

Common Abodu Construction Problems We Fix in San Mateo
- Panel-to-panel vertical joint cracking and water intrusion. We see this most often on Abodu One and Abodu Two units set on slabs that weren’t certified level before delivery. The crane sets the unit, the seams flex, and the factory seam tape opens. Hairline cracks appear, then water finds them during the first wet San Mateo winter. This is a site-integration failure, not a factory defect, and Abodu’s warranty generally won’t cover it. We re-tape and reseal the seams, then address the underlying slab issue so it doesn’t recur.
- Factory windows and sidelites failing Title 24 energy compliance. Many Abodu units ship with glazing spec’d to nominal climate zones, not California’s Title 24 requirements. Single-pane sidelites are the usual offender. They’ll pass a visual check but fail the energy-compliance review at final inspection. We stock Title 24-compliant replacement units and swap them before the inspector arrives.
- Utility stub-out misalignment on the chassis. Sewer, water, electrical, and gas stubs on the Abodu chassis are positioned per factory drawings, but the on-site rough-in rarely matches those drawings to the inch. A stub off by a few inches means cutting into fresh work, re-routing, and re-inspecting before the unit can be closed up. We’ve corrected this on units across San Mateo, including a two-bedroom where the sewer stub landed four inches outside the trench.
- Roof drainage pooling on flat and low-slope sections. Abodu’s factory roof membrane is usually sound. What fails is the site drainage around it. If the ground is graded toward the unit, water pools against the roofline and eventually finds a seam. We re-grade the site drainage away from the unit and check every seam before the first rain hits.
- Interior finish-out gaps after delivery. Abodu delivers a finished shell. The kitchen cabinet fillers, closet build-outs, trim transitions, and bathroom finishes that make the unit feel complete are site work. We do that work under the same contract, so you’re not chasing a separate finish carpenter after the factory team leaves.
Abodu Parts & Our Repair-vs-Replace Approach
We source Abodu-specific structural connectors, seam tape, and roof membrane through the factory parts channel when the unit is still under Abodu’s structural warranty. That keeps the warranty intact and ensures dimensional compatibility. For doors, windows, and finish hardware that won’t pass California inspection as delivered, we use ICC-evaluated, Title 24-compliant products from our own supplier network. Factory spec isn’t sacred when the spec fails the jurisdiction.
We repair rather than replace whenever it’s honest to do so. A panel with a hairline crack and no structural deflection is a seam-tape repair, not a new panel. A factory window with a minor seal failure gets a reglaze if the frame is sound. But when a component is a site-integration problem, Abodu won’t cover it, and replacing it is the only way to pass inspection. We’ll tell you which situation you’re in before any work starts. Call (855) 901-7266 and we’ll walk the unit together.
Our Abodu Service Process – Step by Step
- 1
Site and unit diagnosis. We inspect the slab or pier foundation, every panel seam, the glazing package, and all four utility stubs against the on-site rough-in. We document what passes, what fails, and what Abodu’s warranty will and won’t cover.
- 2
Corrective work and build-out. We re-tape failing seams, swap non-compliant glazing, re-route misaligned stubs, re-grade drainage, and complete the interior finish-out: kitchens, baths, closets, trim, flooring transitions.
- 3
Inspection prep and sign-off. We schedule the San Mateo building and energy inspections, walk the unit with the inspector, and address any correction notice on the spot or within days.
- 4
Warranty follow-through. We stand behind our site work with a written workmanship warranty, and we keep a record of every Abodu unit we’ve serviced in San Mateo so future service calls start with history, not guesswork.

AfterAbodu Products We Service & Install in San Mateo
We work across the current Abodu lineup: the Abodu One 500-series one-bedroom, one-bath unit; the Abodu Two two-bedroom model; the Abodu Studio and Studio Plus open-plan units; and the larger Abodu XL footprint with full kitchen and bath. On the parts side, we keep Abodu-compatible seam tape, flashing, and fasteners in our San Mateo stock, along with Title 24-compliant window and door units we’ve verified against the county’s energy requirements. If you’re still deciding between models, we’ll help you choose based on your lot geometry, setback constraints, and how you actually plan to use the space.
We Also Service These Brands
Beyond Abodu, we carry full general contracting scope across KraftMaid cabinetry, Cambria and Silestone countertops, and Kohler plumbing fixtures. One contractor, every system. That matters on an ADU project because your Abodu unit will likely need site drainage, a new subpanel, and finish materials that Abodu doesn’t supply.
FAQs – Abodu Construction Service in San Mateo
Abodu delivers a factory-built unit; they don’t handle your foundation, utility trenching, or the final connections to your Abodu in Foster City or San Mateo sewer, water, gas, and electric service. That site work is on you, and it’s exactly what we do. We prepare the site, set the foundation, run the stubs, and tie everything into the city’s systems after the crane leaves.
Often not. Factory glazing is spec’d to nominal climate zones, and we’ve seen single-pane sidelites ship on units destined for San Mateo lots where Title 24 compliance requires better. We swap the non-compliant glazing before final inspection so there’s no correction notice. Call (855) 901-7266 and we’ll check your unit’s glazing package against current code.
Usually a site problem with a finish consequence. If the slab wasn’t level at set, the panels flex, the seam tape opens, and water follows. The fix is re-taping and resealing the seams, then correcting the slab or drainage issue underneath. We’ve done this on units throughout San Mateo County. Ignoring it turns a finish problem into a structural one.
Yes, and most San Mateo owners do. Abodu ships a shell with designated zones, but the cabinetry fillers, closet systems, vanity builds, and custom storage are site work. We complete that under our contract as part of ADU construction or a home addition scope, using the same KraftMaid cabinetry and Cambria or Silestone countertops we’d spec in a full remodel.
No, not automatically. The ADU and your main house are separate structures with separate roofs. What can happen in Abodu in Belmont and San Mateo is that the site work for the ADU reveals deferred maintenance on the main roof, and since we’re already on site, bundling a roof replacement makes sense. GAF and Owens Corning replacements start at $8,000 in this market. Call (855) 901-7266 for an exact quote.
Full ADU construction in San Mateo runs $90,000 to $220,000 depending on unit size, foundation complexity, and finish level. Site work, utility connections, and interior build-out are typically separate from the Abodu factory price. Here’s what we see across the county:
| Service | San Mateo Price Range |
|---|---|
| ADU Construction | $90,000 – $220,000 |
| Home Addition | $45,000 – $130,000 |
| Full Kitchen Remodeling | $14,000 – $45,000 |
| Small Kitchen Remodel | $9,000 – $20,000 |
| Bathroom Remodel | $9,000 – $28,000 |
| Roof Repair | $400 – $1,800 |
| Roof Replacement | $8,000 – $20,000 |
